outside the town of Utopia in South Texas offers complete privacy on 50 acres for you to enjoy
bird watching, deer, horseback riding, rodeo, golfing, cycling, State Parks, photography, and the beautiful West Sabinal River. Your own rope swing helps to wash your stress away in the cooling waters of one of the most delightful spring fed swimming holes in the Sabinal Canyon. The river is about 75 feet from the house. The flood of 2002 never got close to the house.
There are lights 50 feet up in 500 year old cypress tree at the swimming hole. Great night swimming!!! The swimming hole is completely private (Water is 6-8 feet deep and a cool 68 degrees year round), as both sides of the river are on this property. For an all out floating trip, the Frio River is 14 miles away. Go to the Frio and float with the masses, the come back to your private home site on the river.
The "Honeymoon Suite" is what remains of a 100 year old house. It is now a large bedroom with a wood-burning stove and a screened in porch. The main 
house
sleeps eight adults comfortably and the "Honeymoon Suite" sleeps two. Full sized
kitchen, linens and towels provided. Just bring your food, drink , fishing and swimming gear.
Indian mounds on the property provide hours of fun for the kids and kids at heart hunting for arrowheads and other artifacts! Or you can just relax on the
front porch and watch the wildlife...White tail and axis deer enjoy the feeder near the front yard. Hummingbirds, redbirds, purple martins, titmouse and an occasional Painted Bunting are at the bird feeders. There are bird books in the house to help you identify the varied visitors. PRICING: Peak season rates: Main house: 2 adults $165.00/night, 4 adults 185.00/night each additional adult add 15.00/night. Children under 12 free. Deposit equals one night stay. Release of liability required. Main house sleeps 8 "Honeymoon Suite" sleeps 2 in a full size bed. Rent for an additional 40.00/night. Hook up for RV at 40.00/night Plenty of room for sleeping bags or let the kids camp out down by the river, or underneath century old oaks that surround the house. Minimum stay is 3 days during peak season, Friday and Saturday nights must be booked together. Rent for 6 nights and get the 7th night free. Call or email for availability. 30% discount for off season. Peak season May 15-Sept 15, all holidays and spring break. Christmas, Thanksgiving and Spring break have a 4 night minimum. No hunting allowed.. We enjoy the wildlife and want you to be able to enjoy them too. No ATV's and no fireworks, as this presents a fire hazard. Pets are welcome with a 50.00 deposit. Main house has a fenced in yard. Your dog must remain with you or inside the fence. They may be shot by area ranchers if found chasing their livestock. Person making the reservations is responsible for any damages by their guest.
